HAVE AN OPPORTUNITY I SHOULD SEE?
Want to bring me a deal? I'm always looking for real estate opportunities, and I want to build relationships with people who regularly find them.
If you're a wholesaler, bird dog, real estate agent, broker, investor, developer, landowner or simply someone who comes across an interesting property, send me opportunities you think may be a fit.
I'm interested in more than properties that fit a standard investment formula. My experience in investment, development, construction and property ownership gives me several ways to evaluate an opportunity.
I'm an actual end buyer, not another wholesaler. I'm looking for properties to purchase and invest in myself—not contracts to assign to someone else. Whether you're bringing me an off-market property, a wholesale deal or another investment opportunity, you're dealing directly with the person making the purchasing decision.
If you've found something interesting, I'd rather take a look and decide for myself than have you assume it isn't a fit.
WHAT I'M INTERESTED IN
I'm interested in a wide range of real estate opportunities, including:
- Single-family and multifamily properties
- Short-term and vacation rental opportunities
- Vacant land and infill opportunities
- Small subdivisions and development opportunities
- Properties needing substantial renovation
- Value-add and redevelopment opportunities
- Properties that may be difficult to finance traditionally
- Select commercial opportunities
- Off-market and pocket listings
- Unusual opportunities that don't fit neatly into a category
I'm generally looking for projects that are large enough to create meaningful value but small enough for me to remain directly involved, either independently or with a small number of aligned partners.
Don't eliminate a deal for me. If you think there's an opportunity, send it.
MY BUY BOX
WESTERN NORTH CAROLINA
Hendersonville • Brevard and surrounding areas
This is my most flexible market. I'm interested in single-family, multifamily, short-term rental opportunities, land, infill, small subdivisions, substantial renovations, redevelopment and select commercial projects.
As a licensed North Carolina commercial general contractor, I can consider opportunities involving significant construction or development.
FLORIDA GULF COAST
Anna Maria Island • Sarasota • Venice
I'm particularly interested in single-family and small multifamily properties, vacation-rental opportunities and value-add properties that can be acquired and improved without requiring a large-scale construction project.
I'm also interested in connecting with an investor/developer and Florida-licensed general contractor for opportunities where our complementary capabilities and market knowledge could create value together.
NORTHEAST FLORIDA
Jacksonville • St. Augustine and surrounding areas
I'm interested in single-family, multifamily, rental, value-add and other investment opportunities, particularly properties where renovation or repositioning can create additional value.
My criteria here depend upon the scope of work and the opportunity.
DON'T SCREEN IT OUT FOR ME
I don't evaluate every opportunity using the same formula.
Because I'm involved in multiple stages of real estate—from acquisition and development through construction, ownership and operations—I may be able to find a path to a deal that doesn't work for a more traditional buyer.
A property that doesn't make sense one way may make sense another way. The location, condition, potential, deal structure and people involved can all change the equation.
That's why I'd rather see an opportunity and decide for myself than have someone assume it doesn't fit my buy box.
WHAT TO SEND ME
The more complete the information, the faster I can evaluate an opportunity.
Whenever available, please include the property address, asking or assignment price, photos, property details, known issues, access information and relevant deadlines.
If you're presenting an ARV, include the comparable sales you're using to support it and a reasonable scope of work for what you believe is required to bring the property to the condition represented by those comps.
I don't expect a contractor-level estimate before I've evaluated the property myself, but I do expect a wholesaler marketing an ARV to have a reasonable understanding of the repairs, renovations and improvements necessary to achieve it.
If you're presenting rental income, include the rental comps, existing leases, historical income or other information supporting the number when available.
For short-term rental opportunities, historical operating data is particularly useful when available.
I'll perform my own due diligence and determine my own construction costs, but an ARV without some understanding of the work required to get there doesn't tell me very much.
Good underwriting on the front end gets my attention.
FOUND SOMETHING INTERESTING?
You don't have to be a real estate professional to bring me an opportunity.
If you know about a vacant property, distressed house, underutilized parcel, potential development site or other property that looks interesting, send me what you know.
You don't need to negotiate with the owner, determine what the property is worth or figure out how the deal might work. Just bring the opportunity to my attention and I'll take it from there.
I'm interested in developing relationships with people who have an eye for opportunities—even if real estate isn't their primary business.
Sometimes the most valuable part of a deal is simply finding it first.
WHY SEND ME A DEAL?
I'm interested in building long-term relationships with people who consistently find good opportunities—not just completing a single transaction.
If you bring me a deal, you can expect me to look at it seriously, communicate directly and tell you whether I see a path forward.
I understand that wholesalers and agents make money by finding and creating opportunities. I'm not looking to interfere with that relationship or go around someone who brought me a deal.
For wholesale opportunities, I prefer to work directly with the person who has the property under contract or has a direct relationship with the seller. I'm not interested in daisy-chain deals being passed through multiple wholesalers or layers of assignment fees.
Because I can approach an opportunity from several directions—investment, development, construction, ownership and operations—I may be a buyer or partner for deals that don't fit someone else's model.
The easier I am to work with and the more deals we successfully complete together, the more valuable the relationship becomes for both of us.
MAYBE IT'S MORE THAN A SALE
Not every good opportunity has to end with me simply buying the property.
Sometimes one person has the property or land, another has capital, someone else has construction or development expertise, and the opportunity becomes more valuable by putting the right pieces together.
I'm open to discussing joint ventures and other partnership structures when the people, property and economics make sense.
That could include opportunities brought by landowners, investors, developers, contractors, agents or other real estate professionals.
Have one piece of an opportunity? Let's see if together we have the rest.
